Concrete contractors in Fussels Corner start with the flood map
Of the 74 land points we sampled inside the Fussels Corner boundary, 66.2 percent fell in FEMA Zone X, 14.9 percent in Zone AE, 14.9 percent in Zone A and 4.1 percent in an AE floodway. Add up the A and AE shares and about 34 percent of the sampled land sits in a one-percent-annual-chance flood zone. That is a point sample, not a parcel answer, but it's reason enough to look up your address before you plan a pour.
Under the Florida Building Code, A and AE zones count as flood hazard areas, which adds paperwork. The under-$7,500 permit exemption in Florida Statutes s. 553.79 does not apply to a property with any part inside a flood hazard area. The county also wants a call to the Building Division before you plan an addition, a new house or fill, and a structure improved by 50 percent or more of its market value must meet current floodplain rules. Our guide to Polk County concrete permits lays out the county side, and our service area page shows the towns around you.
Nittaw loam, Pomona sand and Paisley sand under a Fussels Corner slab
NRCS maps Nittaw sandy clay loam, frequently flooded, at 23.0 percent of the sampled points, Pomona fine sand at 21.6 percent, Paisley fine sand at 18.9 percent, Lynne sand at 9.5 percent and Wabasso fine sand at 6.8 percent. By drainage class, 63.5 percent of the points are poorly drained and another 27.0 percent are very poorly drained. NRCS rates 91.9 percent of them very limited for dwellings without basements. UF/IFAS calls flatwoods soils such as Pomona sandy, acidic and mostly poorly drained (Agricultural Soils of Florida).
For a patio or driveway here, water is the main job for concrete contractors in Fussels Corner. We strip sod and roots, compact the base, and set forms so the surface sheds water away from the house. We pour driveways at 4 inches or more. The Florida Residential Code sets 3.5 inches as the minimum for slab-on-ground floors, and Concrete Network notes that going from 4 to 5 inches adds about 20 percent to the concrete cost and nearly 50 percent to load capacity. Fiber or welded wire reinforcement is allowed by code as crack containment, and joints go in at 24 to 36 times the slab thickness, about 10 feet on a 4-inch slab.
