Foundation work done to Polk County code, ACI standards, and proper engineering.

Foundation work is the most code-sensitive concrete project we do. New home foundations, room-addition foundations, ADU foundations, garage foundations, pool-screen-cage foundations, and pole-barn slabs all require Polk County permits, engineered drawings, and inspections at multiple stages. We handle all of it.

Foundation Pricing

Monolithic slab foundations: $5–$9 per square foot for the slab itself. A 1,200 sqft house slab runs $6,000–$11,000 for the slab portion. Stem-wall foundations (more common in flood-zone areas) run $8–$14 per sqft. Pole-barn or workshop foundations run $5–$8 per sqft. Engineering drawings, permit fees, and inspections are typically $1,500–$4,000 additional, depending on project scope.

Foundation Services

  • Monolithic slab foundations — the standard residential foundation in central Florida
  • Stem-wall foundations — for elevated structures, flood-zone properties, or sloped lots
  • Room addition foundations — tied properly into the existing house foundation
  • ADU and garage apartment foundations — permitted, engineered, inspected
  • Pole barn and workshop foundations — large-format slabs for outbuildings
  • Foundation repair — crack injection, slabjacking settling slabs, footer repair
  • Footings and pier footings — for screen cages, decks, and outbuildings

The Polk County Foundation Process

Foundation work is sequenced. Here's how we run it:

  1. Site survey and soil evaluation
  2. Engineered foundation drawings (when required)
  3. Polk County Building Division permit submission and approval
  4. Site clearing, grading, and silt-fence installation
  5. Excavation to the engineered depth
  6. Footer pour with rebar (inspected before backfill)
  7. Plumbing rough-in and inspection
  8. Sub-base preparation and vapor barrier installation
  9. Slab rebar grid placement (inspected before pour)
  10. Concrete pour (4,000+ PSI mix)
  11. Finishing, control joint sawing, cure protection
  12. Final inspection

Soils Across Polk County

Different parts of Polk County demand different foundation specs. Winter Haven and the central Chain of Lakes area is mostly sandy lake-country soil that needs proper compaction but is otherwise well-behaved. The Lake Wales Ridge through Lake Wales and Frostproof is even sandier and has rolling grade. Bartow, Mulberry, and the Bone Valley phosphate country south of SR-60 has reclaimed-land parcels with clay pockets, marl, and settled fill that demand engineered foundations and sometimes geotechnical analysis. Davenport and the rapid-growth Disney corridor along US-27 has its own subdivision-by-subdivision soil profile from the developer-imported fill. We adjust spec to match what we find on each site.

Frequently Asked Questions

Do I need a permit for foundation work in Polk County?
Yes. All structural foundation work requires a Polk County Building Division permit, engineered drawings, and inspections at footer, plumbing, rebar, and final stages. We handle the entire process.
Monolithic slab vs stem-wall — which is right for my project?
Monolithic (slab-on-grade) is the central Florida standard for most homes — single pour, footings and slab integrated. Stem-wall is required for elevated structures, flood-zone properties, sloped lots, or anywhere the finished floor needs to sit higher than grade.
How long does a foundation pour take?
Site clearing through final pour typically takes 2–4 weeks for a standard residential foundation, accounting for permit time, excavation, footers, plumbing rough-in, inspections, and slab pour. Pole-barn or shed slabs are faster — usually 3–5 days.
What concrete mix do you use for foundations?
4,000 PSI minimum, often 4,500 PSI for stem-walls and load-bearing footings. Always with rebar — fiber mesh alone isn't acceptable for structural foundations.
Can you tie a room addition into my existing foundation?
Yes. Room addition foundations are doweled into the existing footer with rebar, typically with an expansion joint at the connection. We coordinate with your general contractor or framer if you have one.
What about flood zones?
Properties in FEMA flood zones in Polk County may require elevated foundations (stem-wall with finished floor at or above the BFE), engineered drawings, and additional inspections. We're familiar with the requirements.
