Acre lots in Jan Phyl Village mean bigger slabs
Property Appraiser records show 1,804 single-family parcels touching Jan Phyl Village. The median lot is about 0.24 acre, or roughly 10,473 sq ft, and the middle half runs from 0.17 to 0.34 acre. Then there's the long tail: 152 single-family parcels are an acre or more. That's room for an RV pad, a detached shop or a pole barn, none of which fits on a town lot.
The houses are younger than in nearby Inwood, where the median build year is 1956. Of 1,755 dated parcels, the median build year is about 1978, with 584 homes from the 1980s and 454 from the 1970s. Only 27% predate 1970. So in Jan Phyl Village the job may be an addition to an existing driveway, a wider parking area or a slab out back, not only a tear-out.

Hontoon and Kaliga muck: the soft spots in Jan Phyl Village
Jan Phyl Village sits on mixed ground. At the soil-survey points we sampled, Smyrna and Myakka fine sands covered 13.2% and Adamsville fine sand 10.3%. Hontoon muck and Kaliga muck each covered 8.8%. At the other end, Candler and St. Lucie sands are excessively drained. NRCS drainage classes came out 23.5% poorly drained, 19.1% very poorly drained, 19.1% somewhat poorly drained and 22.1% moderately well drained.
For a slab, one number matters most: NRCS rates 42.6% of those points very limited for houses without basements. Muck is soft organic ground, and a slab can't simply sit on top of it.
That changes our approach as concrete contractors in Jan Phyl Village. We probe the spot before pricing it. If we hit muck, the fix is digging out and replacing it with clean, compacted sand, and the Florida Building Code caps fill under a slab at 24 inches of clean sand or gravel unless approved. When a building's shallow foundation bears on compacted fill deeper than 12 inches, the code's building volume calls for a geotechnical investigation with density testing. We'd rather tell you that at the estimate than find out on pour day.
Here are the typical ranges for concrete contractors in Jan Phyl Village. Ground prep on muck or low spots swings the price most, so we price after we've seen the lot.
