Concrete patios in Haines City on 6,300 sq ft lots
Lots here are tight. The Polk County Property Appraiser's parcel data puts the median single-family lot at 0.15 acre, about 6,300 sq ft, with the middle half between 0.13 and 0.19 acre. The largest appraisal neighborhood groups include Stonewood, Southern Dunes, Lake Eva Area, Cypress Park Estates and Bradbury Creek. A 12 by 16 patio takes about 3 percent of a lot that size and a 16 by 20 about 5 percent, so the question is rarely whether a slab fits. What matters is where the slab sits against the side and rear lines, and what changes if a roof ever attaches to the house. Winter Haven Concrete Co lays out each job with that in mind. Our patio page covers the full job, and the local page goes through driveway, lot and flood rules.
The 5 ft line, the 30 inch step and a roof that attaches
The land development rules draw a clear line for a backyard slab. Under Sec. 5.2.2, a patio or similar surface feature no more than 30 inches above median grade may sit in a side or rear yard, but not closer than 5 ft to the property line. Go taller than 30 inches and it's no longer ground level, so we keep the step-down to the lawn under that height. The same section says a building attached to the principal building is part of it, not an accessory building, and must meet principal-building setbacks. In R-1 those are 25 ft in front, 7 ft on the interior side and 15 ft at the rear.
So a bare slab and a slab with a roofed lanai on the house can sit in different places on the same yard. Tell us if a roof is coming and bring the survey, because we pour to the more restrictive reading. Maximum lot coverage in the R-1 family districts is 30 percent including accessory buildings, and the districts also cap impervious surface. Ask Planning how a patio counts toward yours.
