Stamped concrete in Auburndale on 10,000 sq ft lots
Auburndale lots are roomy. The median single-family parcel is about 10,200 sq ft, the median build year among dated homes is around 1979, and the busiest building decades were the 2000s and the 1950s. The largest appraisal neighborhoods include north of Lake Ariana, the Magnolia Avenue area, Lake Juliana Estates, Estates of Auburndale and Auburn Grove. That space lets a stamped patio be more than a rectangle: a curved edge, a border band or a seating pad can all fit and still leave a yard.
The lakes matter here too, and not just for the view. Census maps show 17 named lakes in or touching the city boundary, from Lake Ariana and Lake Juliana to Lake Mattie, Lake Myrtle and Lake Stella. Our stamped concrete page explains patterns and sealers, and the Auburndale page covers the rest of our work in town.
When a stamped slab by the house needs an Auburndale permit
City of Auburndale Construction Services registers contractors, issues building permits, reviews plans and inspects the work. Its FAQ lists concrete slabs on grade larger than 100 sq ft within 10 ft of the house or other principal structure, slabs meant to support construction, and all elevated slabs. It leaves out sidewalks and driveway sections outside the right-of-way, and it says patios, decks, driveways and sidewalks all have to meet setbacks. For stamped work, that is the permit test. A 250 sq ft patio beside the lanai is over the line. A 60 sq ft stepping pad out in the yard may fall outside the rule, though the department makes that call.
The city says a permit may take up to one week once the application and drawings are in, reviewed in the order received. Permits run through the city's online Building, Permitting and Licensing Platform, and an owner living in the house may act as their own contractor if it is not for sale or lease. A permit expires 6 months after issue or the last approved inspection, and it can be extended up to 180 days by written request before it lapses. Our permit guide compares that with the other Polk cities.
Stamped work in Auburndale runs $12 to $22 per sq ft, and that figure already carries the pattern, the compacted base, the release color and a first coat of sealer. A 300 sq ft patio starts at $3,600 and a 650 sq ft driveway tops out at $14,300, though on lots this roomy the yard rarely sets the size.
| Job | Per sq ft | Worked example | What moves the price |
|---|---|---|---|
| Small stamped patio | $12 to $22 | 180 sq ft: $2,160 to $3,960 | Pattern, colors, steps |
| Lanai-side stamped patio | $12 to $22 | 320 sq ft: $3,840 to $7,040 | Border, grit coat, drains |
| Large stamped slab | $12 to $22 | 500 sq ft: $6,000 to $11,000 | Soft ground, curves |
| Stamped driveway | $12 to $22 | 650 sq ft: $7,800 to $14,300 | Thickness, tear-out |
An old slab that has to come out is its own line, added once we have looked at it. Each figure above is a range, and the single price arrives in the written estimate, which costs nothing, after we have walked the lot.
